By Julien Bos, sworn building expert
Buying a property from a developer means signing a contract for a property that does not yet exist. The developer leads their operation; the owner, on the other hand, has very precise expectations for their future home and rarely the time or expertise to defend them at each stage. In Luxembourg, the owner of a 300 m² apartment with a garden entrusted us with this role for the entire duration of their construction project.
The starting point
The owner had signed with a developer for the construction of his apartment. He wanted high-end finishes, a bespoke layout, a fully landscaped garden... and wanted a technical point of contact by his side to ensure the result fully met his expectations, both technical and aesthetic.
Our role, from the structural work to the handover
- Structural work: monitoring progress and compliance with the plans and commitments made.
- Technical choices and finishes: analysis of the proposed options, advice on materials and equipment, consistency between technique and aesthetics.
- Financial monitoring: control of additional offers, amendments, and payment requests before validation by the owner.
- End of construction: handover alongside the owner, list of snags and monitoring of their resolution.
The owner retained control over every decision; our role was to prepare them, explain them, and ensure they were properly implemented.
The result
An apartment finished to his taste, a garden ready to be enjoyed...
Key takeaways for your project
- When buying off-plan, technical and finishing choices are decided early on: support from the structural work stage onwards avoids late, more expensive modifications.
- Any request for modification must be costed and validated in writing before being executed.
- At the handover, being accompanied by a professional makes it possible to spot and record snags without forgetting anything.
