Our tips for a budget-controlled renovation

Most budget overruns in renovation do not come from a bad quote, but from what was not seen, not written down or not decided in time. Here is what we apply on our building sites.

1. Carry out a technical condition assessment before costing

Damp, structure, electricity, pipes: unpleasant surprises come from what is hidden. An initial diagnosis costs little compared to a discovery during the construction phase.

2. Build a comprehensive budget

In addition to the building work, there are fees (architect, engineers, project management), authorisations, VAT and a contingency reserve. Allow for a reserve that is all the larger the older the building is.

3. Write precise specifications

Without a common description, each company costs 'its' version of the work, and the quotes are not comparable. The specifications set out the quantities, materials and levels of finish.

4. Compare the quotes item by item

The total is not enough. A missing item in the cheapest quote will almost always reappear later, as an extra.

5. Prioritise the essentials

Structure, waterproofing, utility networks and insulation first; finishes can be adjusted or phased if the budget gets tight.

6. Control every change

Any modification during the works must be costed by the company and approved in writing before being carried out. This is the simplest and most effective rule.

7. Pay according to actual progress

Before each payment, check that the invoiced work has actually been carried out. This is one of the roles of the project manager.

8. Find out about grants before signing

For energy-saving works, public grants are available subject to conditions. The Klima-Agence offers free and independent advice on these grants; find out more before signing your quotes. See also our article on energy renovation.

In summary

A controlled budget is not a budget without variances: it is a budget where every variance is known, explained and decided by you. Are you planning a renovation? Book a free 30-minute call.
